Berkeley Ranked the Worst City for First-Time Homebuyers. Pleasant Hill, Walnut Creek and Martinez Are a Different Story.

Share

A brand new WalletHub report just ranked 300 U.S. cities for first-time homebuyers using 22 indicators across affordability, market conditions, and quality of life.

Berkeley ranked dead last. Number 300 out of 300. Nine of the ten worst cities in the entire country were in California.

Sitting less than 20 miles away... completely absent from that list... are Pleasant Hill, Walnut Creek and Martinez. Here is why they represent almost everything Berkeley is not.

Reason One: Dramatically More Home for Your Money

Pleasant Hill condos and townhomes start around $400,000 to $500,000. The median sale price as of April 2026 was $924,523... with FHA-eligible options that do not exist anywhere in Berkeley. Certain Pleasant Hill addresses also fall within the Acalanes Union High School District, giving buyers access to a 10 out of 10 rated high school at Pleasant Hill pricing rather than Lafayette pricing.

Walnut Creek at a $1,085,000 median delivers schools averaging 9 out of 10 across virtually every neighborhood, a walkable downtown, and among the strongest long-term appreciation cases in the East Bay.

Martinez median home price sits at $790,000... roughly $150,000 to $200,000 below Walnut Creek and Pleasant Hill... with a crime rate 42 percent below the California average, a B+ livability rating, and four miles of Carquinez Strait waterfront. Berkeley cannot say any of that.

Reason Two: BART Access That Removes the Commute Objection

Pleasant Hill BART gets you to downtown San Francisco in 42 minutes. Walnut Creek BART runs 40 to 45 minutes. Martinez has Amtrak Capitol Corridor service to Oakland in 25 minutes with BART transfers available.

For hybrid workers commuting two or three days a week, this is a complete non-issue in exchange for dramatically more space, better schools, and a path to homeownership that actually exists.

Reason Three: Real Financing Options

Concord... minutes from both Pleasant Hill and Walnut Creek... offers up to $60,000 in down payment assistance for eligible first-time buyers. FHA loans with 3.5 percent down work at meaningful price points throughout Contra Costa County. In Berkeley and San Francisco that calculation simply does not exist.

The Bottom Line

Finance expert Michael Ryan told Newsweek in response to the WalletHub report: America has pockets where younger buyers can still enter... and pockets where ownership is increasingly delayed into the late 30s and 40s.

Pleasant Hill, Walnut Creek and Martinez are pockets where you can still enter. Berkeley is not.
